How Long Are Furnace Warranties?

Ten years on parts, one year on labour, twenty years or more on the heat exchanger, depending on the model. That is the shape of most furnace warranties written in Calgary right now, and it is also where the confusion starts. Three separate promises land on one invoice, from two different companies, running on three different clocks. Every one of them is a limited warranty, too, which is the word doing the quiet work on the certificate. Homeowners tend to find out which clock they are on at the worst possible moment. How Long Is a Furnace Warranty in Practice?

Five years unregistered. Ten years registered. That split answers most of what people actually want when they ask how long a furnace warranty runs.

Most manufacturers ship a gas furnace with a base limited warranty of five years on covered parts, with top-tier lines sometimes starting at ten. Register the product within 60 days of the installation date, though, and the term doubles into a registered limited warranty of 10 years. The exchanger carries its own longer clause on top of that, commonly twenty years, and limited lifetime coverage on some higher-tier models.

Labour sits outside all of it. That promise comes from whoever installed the equipment, and one year is the common Calgary number.

Registration Within 60 Days Doubles Most Furnace Warranties

Sixty days. Miss that window and half the coverage quietly disappears, with nobody calling to tell you it happened.

Product registration files four things with the manufacturer:

  • the model
  • the serial number
  • the installation date
  • and the homeowner’s name

Some brands let the installing dealer submit it. Others expect the homeowner to do it, and a few accept either. Confirm which one applies before the truck leaves your driveway, because assuming your dealer handled it is the most common way a ten-year term collapses back to five.

Settle who will register the unit on install day, in writing, before the furnace installation crew packs up. Still worth checking your own certificate a week later.

What the Three Clocks Actually Cover

Parts warranty: under the limited warranty the manufacturer replaces a covered component that failed on its own. Nothing beyond that. The part arrives free, and you still pay the diagnostic, the labour to swap it, and any related materials. A $149 service call plus two hours of labour on a part the factory sent free catches people off guard every heating season.

Labour warranty: the contractor stands behind their own workmanship. A flue joint that was not sealed properly. Gas fittings weeping at the union. Condensate drains pitched the wrong way. Faults created by the install, in other words, rather than faults created by the factory.

Heat exchanger: its own clause, its own term, and the one worth reading closely. A cracked exchanger runs $1,500 to $3,500 or more to replace on most models, and our article on whether a furnace heat exchanger can be repaired explains why replacement is the usual answer. Under a twenty-year parts warranty the steel itself arrives free. The day of labour to get it in does not. Air conditioning coverage follows the same three-clock structure with different numbers, and our page on what warranties come with AC installation works through that side.

How Do I Know If My Furnace Is Still Under Warranty?

Model and serial number, both printed on the sticker inside the burner compartment door. Everything starts there, and the same serial number is usually how you tell how old your furnace is.

Photograph the rating plate. Then chase three things: whether the unit was ever registered, what installation date the manufacturer has on file, and what the warranty certificate for that exact model says. Certificates are published per model, and the terms are not identical across a product line. Entry-tier and top-tier equipment from the same brand carry different numbers.

Two shortcuts save an afternoon. Call whoever installed it, since the dealer invoice carries the same date the manufacturer has on file. Or contact the manufacturer with the serial number, since they hold the registration record. Calgary Air Heating and Cooling Ltd services all major furnace brands, whoever installed them, so a technician can also read the rating plate for you during a visit.

One more thing people miss. A unit bought with the house may have been registered by the previous owner, in which case the coverage exists but sits under someone else’s name. That is a transfer problem, not a coverage problem, and the two get confused constantly.

What Calgary Air Puts on a New Furnace

Ten years on parts, with registration. One year on labour. Both come standard on every new unit we install, across Lennox, Tempstar, Goodman and Trane.

There is also an optional extended warranty covering labour for ten years, and that one changes the arithmetic in years six through ten. It carries one condition: annual maintenance through us at $149 a year, every year, no gaps, so missing a season puts the extended coverage at risk. It transfers with the house, though, which matters more than most sellers realise.

Whether that yearly visit earns its keep comes down to what fails. A control board runs $500 to $1,200 and an inducer motor $600 to $1,200, and when a registered parts warranty covers the component itself, labour is the share of that bill you would otherwise pay out of pocket.

What Voids a Furnace Warranty

Skipped service is the reason most claims get argued. Manufacturers write annual maintenance into the terms and conditions, and they are entitled to ask for records. Nobody audits a happy customer, however. A large denied claim gets audited carefully.

  • Unlicensed work voids coverage in a hurry.
  • So does an installation that breaks the manufacturer’s own rules on venting, gas pressure or airflow.
  • Aftermarket components substituted for factory parts will do it as well.

A limited warranty is limited in exactly the ways the certificate spells out, and that document is worth ten minutes before you need it.

The pattern that catches Calgary homeowners is narrower than any of that. Everything runs fine for eight years. Then a cheap fix happens once, off the books, no invoice, and the paperwork trail simply ends there.

Transferring a Furnace Warranty When the House Sells

Registered limited warranty coverage usually transfers, although not automatically and not forever. Ninety days from the sale is a typical window, and some brands charge a transfer fee of around $99 to process it.

Sellers should hand over the warranty certificate, the registration confirmation and the maintenance records in the same envelope as the manuals. Buyers should ask for all three before closing. Equipment with seven years of warranty coverage still on it is worth real money on a listing, and almost nobody advertises it.

Ten Years of Coverage Against a Twenty-Year Furnace

Here is the part the brochures leave out. A well-maintained gas furnace in Calgary lasts 15 to 20 years. Parts coverage runs ten of them. So the second half of that lifespan, the half where components have actually aged, is the half you carry yourself.

That is not an argument against warranties. It is an argument for reading the labour terms closely, since labour is what you are exposed to either way. Our furnace repair service prices out those year-eleven-onward failures every winter. Where the numbers stop making sense, a furnace replacement lands between $5,000 and $8,000 installed, and what a new unit costs breaks that figure down further.

Frequently Asked Questions

Can a furnace last 25 years?

Some do. We still service 25-year-old units in older Calgary neighbourhoods, mostly mid-efficiency equipment that ran gently in a well-insulated house. Efficiency drops off, availability of components thins out, and every warranty expired a decade ago. Age by itself is not a reason to replace anything. A cracked exchanger is.

Who has the best warranty on furnaces?

Terms across the major brands sit closer together than the marketing suggests. 10 years on parts with registration is close to standard now, and the exchanger clause is where genuine differences show up. Compare the labour offer from your contractor instead, since that is the part you can actually negotiate.

What is the most expensive thing to fix on a furnace?

Heat exchanger, by a wide margin: $1,500 to $3,500 and up. Blower motors run $600 to $1,500. Control boards, $500 to $1,200. On a unit past fifteen years that quote is usually the point where replacement makes more sense than repair.

What is the average life expectancy of a home furnace?

Fifteen to twenty years with annual service. Neglected equipment gives up sooner, and the gap is wider than most people expect. Lifespan tracks run hours more than calendar years, and Calgary’s heating season is long, so equipment here works harder than the same model would in Vancouver. Our explainer on how a gas furnace operates covers what those hours are doing inside the cabinet.

Are extended furnace warranties worth buying?

Depends entirely on what the extension covers. An extended limited warranty on components adds little when parts already run 10 years, and a few of those plans are prorated, so the payout shrinks as the equipment ages. Extended labour coverage is the one with real value, and also the one with conditions attached. Read what happens when you miss a service visit.
